Oahu area guide

Where to buy on Oahu, and which loan fits

Each part of Oahu comes with its own property types and loan challenges: high-rise condos in town, master-planned homes in Ewa and Central Oahu, older single-family homes on the Windward side. Here’s what to expect in each area and which loans usually fit.

  • Town condos: check the building first
  • Ewa and Kapolei: newer homes
  • Central Oahu: master-planned
  • Windward and North Shore: older stock

A soft quote is an estimate based on the information you provide. It is not a loan approval, commitment, or rate lock, and it is subject to review, verification of your information, and lender underwriting.

Before you choose

Oahu-specific things to check

  • Fee simple or leasehold. Many older condos and some homes sit on leased land. It changes your price, payment and loan options. Leasehold guide →
  • Condo warrantability. Many town buildings can’t get conventional financing. Run the building through my condo review before you offer.
  • HOA and maintenance fees. High-rise fees can run well over $1,000 a month and count against your debt-to-income ratio.
  • Flood and tsunami zones. Coastal homes may need flood insurance. I factor it into your payment.
  • Short-term rental limits. Outside resort zones, most of Oahu requires 30-day or longer rentals. STR rules →

What part of Oahu is most affordable?

Leeward areas like Waipahu, Ewa and the Waianae Coast usually have lower prices than town or the Windward side, though it varies by property type.

Is Waikiki a good place to buy a condo?

It can be, but many Waikiki buildings are condotels, leasehold or non-warrantable. Check the building before you fall in love with the unit.
