Before you buy land
Four things to check on a Big Island lot
Zoning and dwellings allowed
Ag-zoned land generally allows one home. Additional farm dwellings need county approval and a farm dwelling agreement showing real agricultural use.
Lava zone
Zones 1 and 2 (much of lower Puna and parts of Kaʻū) are hard to insure and many lenders won’t finance them. Zones 3 and up are usually fine.
Water and power
Catchment systems and off-grid solar are common. Lenders want them permitted, working and noted by the appraiser.
Road and access
Private and unpaved roads need a recorded access and maintenance agreement for most loan programs.
Financing options
How to pay for land and the build
| Option | Down payment | Good fit when |
|---|---|---|
| USDA one-time close | 0% | Eligible rural area and household income under USDA limits. Much of the Big Island qualifies. |
| VA construction | 0% | Eligible veterans with a lender that offers VA construction. |
| FHA one-time close | 3.5% | Loan within the Hawaii County FHA limit of $586,500 (2026). |
| Conventional construction-to-perm | 5–20% | Strong credit, larger budget, or a second home. |
| Land loan, then build | Often 20–50% on the land | You want to buy now and build later. Fewer lenders, higher rates. |
Where people get stuck
Common problems and fixes
- Appraisal comes in low. Few barndominium comps exist. Give the appraiser your plans, specs and cost breakdown, and budget for a gap.
- Unpermitted structures. Existing sheds, ohana units or lofts without permits can stop a loan. Permit or remove them first.
- Builder availability. Licensed steel-building contractors are scarce on island. Lock your builder before you lock your rate.
- Insurance. Get a quote before you buy the lot, especially in lower lava zones.
Common questions
Barndominium · Big Island FAQ
Can I finance a barndominium in Puna?
Often, outside Lava Zones 1 and 2 and with a permitted water and power setup. I check the zone and insurability before you buy.
Is a USDA loan available on the Big Island?
Most of Hawaii County outside Hilo and Kona town centers is USDA-eligible. Income limits apply.
Can I live in the barndominium while I farm?
Yes, if it is the permitted dwelling on the lot. Extra farm dwellings need a county farm dwelling agreement.
