Can I get a 30-year loan on a leasehold condo?

Only if the lease runs long enough past the loan's maturity: at least 5 years for Fannie Mae and generally 10 years for FHA.

Is leasehold a bad investment?

Not necessarily, but value depends heavily on remaining term and lease rent. Talk to your agent and an attorney about the lease.

Does lease rent affect qualifying?

Yes. It's included in your monthly housing expense.

Can I buy the fee interest later?

Sometimes. If the lessor offers it, a refinance or second loan can sometimes fund the purchase.
